If you can get the younger crowd posting in there – a couple posts in a golfing related forum would probably get you some action – the content they add will be search engine fodder. Juice that site up with a golfing tips newsletter, and some golf related affiliate products and you have a long term GROWING income stream. The best part is it’s hands free and you don’t have to add the content yourself.

This same concept can be modified to thousands of topics. You could make a site to let people talk about their bosses, their cats, anything.
